Design fees covers our planning, sourcing, and coordination. Your furnishing budget is spent entirely on your property — we never mark up product costs. Furnishing budgets typically range from $3,000 for a studio to $20,000+ for larger properties depending on target market and guest expectations.
OUR PROCESS
From concept to first booking
Discovery call
Start with a free discovery call. You tell us about your property and objectives. We'll walk you through the right service, design options and projected impact to revenue.

In-person design consultation
If a good fit, we schedule an in-person design consultation of your property where we will walk through the current state of the building, furniture, decor, and amenities. We will discuss design and furnishing options plus propose a recommended aesthetic.
Attendance: It is highly recommended, but not required, that you are present so we can collaboratively work together.
Cost: Design consultation pricing starts from $200. This fee is waived with all signed Core and Pro plan contracts.

Design work begins
Upon signing a design services contract, we immediately begin work on STR/MTR-optimized design concepts and room-by-room plan. We begin furniture and decor sourcing across multiple price points. We present options, you approve.

It all comes together
Once concept, furnishings, and pricing are approved, we share the order list with you. We handle the vendor and delivery coordination*. We oversee installation and final staging for photography**. We do a final walkthrough with you. Your home is now ready for prime time!
