  • Not at all. Many of our clients are out-of-state investors or simply too busy to manage day-to-day. We handle everything on the ground — cleaning, maintenance, guest access, and vendors. You manage the relationship with us, not the property.

  • A one-time onboarding fee is required for all new engagements, priced by bedroom count starting at $500. It covers market analysis, competitive set review, listing setup, pricing configuration, and house manual creation — the full setup that makes everything run smoothly from day one.

  • Vendor costs pass through to you at invoice with full receipts. We ask owners to maintain a small operational reserve (typically $300–$500) that we draw from as needed and reconcile in your monthly report. Nothing is spent without full transparency, and we notify you before any single expense over $200.

  • Core gives you professional, fully-managed co-hosting — everything you need to run a competitive rental. Pro adds the revenue intelligence layer: manual pricing for events and high-demand windows, gap-night strategy, listing A/B testing, professional photography, and quarterly strategy reviews.
